Eric is the Co-Founder of Eastham Capital and has been investing
in apartment communities since 2007. Prior to that he was with a
firm called RentGrow that was sold to Yardi.
Eric has recently raised his 6th fund and is focused on workforce
housing with average rents around $950 per month. Eastham is a
value-add investor focusing on C properties in B markets and
Joint Ventures with a selective group of "manager/developers." He
has 44 properties representing over 10,000 units.
In this episode we talk about how his focus has changed with the
current Health Crisis upon us, his take on rent payments and
current property valuations.

Kimberly heads up our multifamily housing advisory services
group. Their client base is primarily multifamily developers and
owners. I wanted to hear what she was hearing from clients
during the crisis and any trends that might be developing.
Obviously we are going to need to brace for a spike in
unemployment and delays in rent payments but we are also going to
need to be prepared for a new dynamic in leasing season once
shelter in place and quarantines are lifted.
Kimberly has worked extensively with all commercial real
estate functions throughout the United States and Canada,
including site selection and development, due diligence,
acquisitions, property management and asset management.
Kimberly is recognized as an expert in the fields of
multifamily consumer research, rent positioning, and
product design.
